“We live in Cyprus and have a rented commercial property in Vancouver. We had an issue with the VRF system two nights ago and called Vanheat Services for urgent help. Their crew showed up the very next day and fixed the rooftop unit very quickly. The price was also very reasonable. The Vanheat technicians were professional, reliable, and knowledgeable. We highly recommend Vanheat Services for commercial and strata properties.”

Common Combi Boiler Problems

Is your combi boiler leaking, not heating or not giving hot water? These are several of the faults our gas technicians diagnose and repair.

Leaking or Losing Pressure

Low or repeatedly falling system pressure can indicate a leak, a pressure relief valve issue, an expansion vessel problem or another system fault. Normal operating pressure depends on the boiler and system design.

No Heat or No Ignition

A failed igniter, flame sensor or gas valve, or a fan or venting fault, can stop the burner lighting. The fault code helps us narrow it down before quoting.

Heating Works, No Hot Water

A sticking diverter valve, a faulty flow sensor or a fouled plate heat exchanger can leave the heating working while the taps run cold or lukewarm.

Hot Water Runs Hot and Cold

Fluctuating tap temperature can come from a partly blocked plate heat exchanger, a flow sensor fault or a unit that is undersized for the home’s hot water demand.

Condensate Line Blocked

Condensing combi boilers drain water through a condensate line. A blocked or frozen line can lock the boiler out until it is cleared.

Kettling or Rumbling

In Metro Vancouver’s generally soft water, kettling or rumbling can be associated with magnetite sludge, restricted circulation or other heat exchanger conditions. Diagnosis is needed to identify the cause; our boiler repair page explains more.

High-Rise Buildings

Boiler repair and service in high-rise buildings for boilers up to 400,000 BTU/h input. Larger central boiler plants are outside our scope.

Commercial Buildings and Retail Stores

Commercial combination boilers up to 400,000 BTU/h input that supply both floor heating and hot water, including in retail stores.

Is a Combi Boiler Right for Your Home?

A combi boiler suits many Metro Vancouver homes, but not every one. These are the points we look at during a free in-home estimate.

Space Saving

With no separate hot water tank, a wall-hung combi unit frees space in condos, townhouses and smaller homes.

Hot Water Demand

A combi heats water as you use it. Homes running several showers at once may need a larger unit or a different setup, which we size for you.

Sized to the Home

We size the unit to your heating load and hot water demand rather than guessing, and check venting and the gas supply.

Considering a Heat Pump Instead?

If you are thinking about electrifying, compare options in our furnace vs heat pump in BC guide. Heat pump installations are available for high-rise and strata buildings.

Combi Boiler Pricing and Rebates

Combi boiler installation and replacement are quoted in writing after a free in-home estimate, because cost depends on the unit size, venting, gas line and the existing heating system. Repair pricing is provided in writing after diagnosis and before approved repair work begins, and annual boiler servicing typically costs $120 to $250 for a single system. Financing with no payments and no interest for 3, 6 or 9 months is available on qualifying installations through Financeit. See financing.

Rebate eligibility depends on your existing heating fuel, property type and current program requirements. A standard gas-to-gas combi boiler replacement may not qualify for a rebate, while FortisBC has offered rebates for some eligible conversions from oil or propane to natural gas, including combination heating and hot water systems. Heat pump incentive programs are separate. As a FortisBC Trade Ally Network member, we help you review the options and confirm eligibility with the program before you commit. See our BC HVAC rebates guide.

Combi Boiler Questions

What is a combi boiler?

A combi, or combination, boiler provides space heating and domestic hot water from one system, typically without a separate hot water storage tank. This can make combi systems useful where mechanical room space is limited, such as in condos, townhouses and smaller homes.

Why is my combi boiler not heating, or not giving hot water?

Common causes include low system pressure, a failed ignition or flame sensor, a faulty diverter valve, a fouled plate heat exchanger, a blocked condensate line or a flow sensor fault. The fault code on the display helps narrow it down. Our certified, professional and bonded gas technicians test the unit before quoting the repair.

Why is my combi boiler leaking or losing pressure?

A combi boiler that drips or keeps losing pressure usually has a leak in the system or the unit, a pressure relief valve that is passing water, or an expansion vessel that has lost its charge. Repeated topping up brings in fresh oxygenated water that speeds up internal corrosion, so switch the boiler off if water is leaking and book a diagnosis.

How much does combi boiler installation or repair cost?

Combi boiler installation and replacement are quoted in writing after a free in-home estimate, because cost depends on the unit size, venting, gas line and the existing heating system. Repair pricing is provided in writing after diagnosis and before approved repair work begins; see our boiler repair page for typical repair pricing. Annual boiler servicing typically costs $120 to $250 for a single system.

Do you service combi boilers in strata, high-rise and commercial buildings?

Yes, for boilers up to 400,000 BTU/h input. Commercial boilers in that range are typically combination units that supply both floor heating and hot water. Vanheat Services repairs, services and installs combi boilers in homes, townhouses, strata properties, high-rise buildings and commercial buildings, including retail stores, across Metro Vancouver. Larger central boiler plants are outside our scope. We work with strata councils and property managers on access, scheduling and authorization requirements.

How often should a combi boiler be serviced?

Technical Safety BC recommends annual servicing of home heating appliances and states that gas appliance servicing should be carried out by a certified gas fitter employed by a licensed gas contractor. A combi boiler service covers combustion checks, gas connection checks, pressure and expansion vessel checks, the condensate line and safety controls.

Are there rebates for a new combi boiler in BC?

Rebate eligibility depends on your existing heating fuel, property type and current program requirements. A standard gas-to-gas combi boiler replacement may not qualify for a rebate, while FortisBC has offered rebates for some eligible conversions from oil or propane to natural gas, including combination heating and hot water systems. Heat pump incentive programs are separate. As a FortisBC Trade Ally Network member, Vanheat Services helps you review the options and confirm eligibility with the program before you commit.

Do you offer emergency combi boiler repair?

Yes. Our emergency line is answered 24/7, including nights, weekends and statutory holidays, with arrival depending on technician availability, traffic and service area. Any applicable after-hours premium is quoted before work begins. Call (604) 281-4790.
