Both issues were fixed within a few hours… I highly recommend this company if you are looking for quick service appointment and affordable price for parts or replacement.”
“We live in Cyprus and have a rented commercial property in Vancouver. We had an issue with the VRF system two nights ago and called Vanheat Services for urgent help. Their crew showed up the very next day and fixed the rooftop unit very quickly. The price was also very reasonable. The Vanheat technicians were professional, reliable, and knowledgeable. We highly recommend Vanheat Services for commercial and strata properties.”

Boiler Types We Install and Service
Older Vancouver neighbourhoods like Kitsilano, the West End and East Vancouver’s character homes often run on hydronic boilers rather than forced-air furnaces. Our gas technicians install and service the main boiler types used in BC.
High-Efficiency Condensing Boilers
Condensing boilers are rated at 95 percent AFUE or higher, recovering heat from exhaust gases that older boilers waste. Installation is quoted in writing after a free in-home estimate.
Combi Boilers
Combination boilers provide hydronic heating and domestic hot water from one compact unit, a space-saving choice for condos and smaller homes. See our combi boiler installation page.
Conventional Cast Iron Boilers
Found in many older character homes across Vancouver. Long-lasting, but often 70 to 85 percent efficient. Replacing one with a condensing unit can noticeably reduce gas use.
Electric Boilers
Common in homes without gas service and in secondary suites. No combustion and no venting, which simplifies maintenance, and they pair well with a heat pump on the BC Hydro grid.
Oil-Fired Boilers
Still in service in some heritage and rural homes. We service existing oil boilers and help homeowners plan a switch to natural gas or a heat pump; current rebate status is confirmed before you commit.
Strata, High-Rise and Commercial Boilers
Boilers up to 400,000 BTU/h input in strata properties, high-rise buildings and commercial buildings, including retail stores. Commercial units in this range are typically combination boilers serving floor heating and hot water. Larger central boiler plants are outside our scope. See our strata HVAC services.

Common Boiler Problems We Fix
Most boiler calls trace back to a handful of issues. Our trucks are stocked with common parts, so many common repairs can be completed on the first visit when the part is available. For repair pricing and details, see our boiler repair page.
Boiler not producing heat
Usually a failed ignition, a tripped pressure switch or an airlocked pump. Many are resolved on the first visit once diagnosed.
Low pressure warning
Most residential hydronic systems run at roughly 12 to 15 psi when cold. Repeated pressure loss usually points to a leak or a failing expansion tank and should be diagnosed rather than just topped up.
Kettling or rumbling noises
Metro Vancouver water is soft, so kettling here is more often caused by magnetite sludge than limescale. The usual fix is a power flush, a magnetic filter and inhibitor treatment. Our boiler repair page explains why.
Pilot light keeps going out
Older boilers with standing pilots may need a thermocouple replacement. Electronic ignition systems can show similar symptoms from a faulty flame sensor.
Radiators cold at the top
A classic sign of air in the system. Bleeding the radiators often resolves it, but air that keeps returning points to a larger issue that needs diagnosis.
Water leaking from the boiler
Never ignore a boiler leak. Causes include corroded pipes, failing seals or a damaged heat exchanger. Call our emergency boiler repair line.
How Boiler Work Is Priced
Every job is quoted in writing before work begins. Boiler installation and replacement are quoted after a free in-home estimate, because cost depends on boiler type and size, existing piping, venting and the equipment you choose. Annual boiler servicing typically costs $120 to $250 for a single system. Any applicable after-hours premium is quoted before work begins.
| Service | How it is priced |
|---|---|
| Boiler installation or replacement | Free in-home estimate, written itemized quote |
| Combi boiler installation | Free in-home estimate, written itemized quote |
| Boiler repair | Written quote before work begins (see repair pricing) |
| Annual boiler service (single system) | $120 to $250 |
Qualifying new installations include a 10-year parts and labour warranty, terms provided in writing. Financing with no payments and no interest for 3, 6 or 9 months is available on qualifying installations through Financeit. See financing.
Boiler Rebates in BC (2026)
As of 2026 there is no rebate program in BC for replacing a gas boiler with a new gas boiler. Rebate eligibility depends on your existing heating fuel, property type and current program requirements: FortisBC has offered rebates for some eligible conversions from oil or propane to natural gas, including combination heating and hot water systems, and heat pump incentive programs are separate. Current rebate programs focus on switching to electric heat pump systems: if you are considering replacing your boiler with a heat pump or hybrid system, CleanBC and BC Hydro programs may apply depending on household income, existing heating fuel and program cycle. A FortisBC servicing rebate may still apply to professional servicing of qualifying gas appliances. As a FortisBC Trade Ally Network member, Vanheat Services helps you confirm with the program exactly what your project qualifies for, if anything, before you commit.
See fortisbc.com or our BC HVAC rebates guide for current programs.

Boiler Repair vs Replacement: The 50 Percent Rule
Not every boiler should be repaired. If a repair quote costs more than half of a full replacement, replacement is usually the better long-term choice. We provide both quotes in writing so you can compare.
The boiler is over 15 years old
Most residential boilers last 15 to 25 years depending on type. Past 15 years, efficiency and reliability tend to decline, and a run of repairs can cost more than a replacement over a few years.
Multiple failures in one heating season
Two or more service calls in one winter often means the system is wearing out as a whole rather than in one component. Qualifying new installations include a 10-year parts and labour warranty.
Rising heating bills despite stable usage
An older boiler at around 70 percent AFUE turns about 30 percent of its fuel into waste. A modern condensing boiler at 95 percent AFUE or higher can noticeably reduce gas use.
Heat exchanger failure
A cracked or corroded heat exchanger is usually the most expensive boiler repair, and its cost often passes the 50 percent mark, so replacement is commonly the better choice.
Still deciding between a new boiler and a heat pump? See our furnace vs heat pump in BC comparison. Heat pump installations are available for high-rise and strata buildings.
Annual Boiler Service: What Is Included
Technical Safety BC recommends annual servicing of home heating appliances by a licensed gas contractor. Annual service helps keep manufacturer warranties valid, catches small issues early and maintains combustion efficiency.
Combustion analysis
Measured with a calibrated analyzer to confirm the boiler burns cleanly and within manufacturer specifications. Poor combustion wastes fuel and can raise carbon monoxide risk.
Gas connections
Gas connections are leak-tested, and the gas valve is inspected and checked against manufacturer specifications.
Burner and ignition
Burners are cleaned, the flame pattern is checked and the ignition system is tested. Dirty burners are a common cause of efficiency loss.
Water loop
System pressure is verified, water condition is checked for signs of corrosion, and air is bled from the system if needed.
Expansion tank and relief valve
Expansion tank pressure is checked and adjusted if needed, and the pressure relief valve is tested, a critical safety check.
Circulator pump and zone valves
The circulator pump is tested for correct operation, and each zone valve is checked to open and close on thermostat command.
Book your annual boiler service before the heating season
Many Metro Vancouver homeowners schedule boiler service between August and October, so booking early gives you the most choice of appointment times.

Boiler Installation and Repair: Frequently Asked Questions
How much does boiler installation cost in Metro Vancouver?
Boiler installation cost depends on the boiler type and size, the existing piping and venting, and the equipment you choose. Vanheat Services provides a free in-home estimate with a written, itemized quote before any work begins, including a combi option where it fits. Qualifying new installations include a 10-year parts and labour warranty with terms provided in writing, and financing with no payments and no interest for 3, 6 or 9 months is available on qualifying installations through Financeit. Call (604) 281-4790 to book an estimate.
How much does boiler repair cost?
Boiler repair cost depends on the fault and the parts required. Common repairs include circulator pumps, zone valves, expansion tanks, pressure relief valves, ignition components and control boards. See our boiler repair page for typical repair pricing; every repair is quoted in writing before work begins.
How often should my boiler be serviced?
Annual servicing is the standard for residential boilers in BC, and Technical Safety BC recommends annual servicing of home heating appliances by a licensed gas contractor. Commercial and multi-unit boilers may need more frequent service depending on usage, load and manufacturer requirements. Annual maintenance helps keep manufacturer warranties valid, catches small issues before they become failures, and maintains combustion efficiency.
Are there rebates for boiler replacement in BC in 2026?
A standard gas-to-gas boiler replacement may not qualify for a rebate, while FortisBC has offered rebates for some eligible conversions from oil or propane to natural gas, including combination heating and hot water systems. The federal Greener Homes Loan closed in October 2025. Current programs focus on switching to electric heat pump systems: if you are considering replacing your boiler with a heat pump or hybrid system, CleanBC and BC Hydro programs may apply depending on household income, existing heating fuel and program cycle. As a FortisBC Trade Ally Network member, Vanheat Services helps you confirm with the program exactly what your project qualifies for, if anything, before you commit.
Should I repair or replace my old boiler?
A useful guide is the 50 percent rule: if a repair quote costs more than half of a full replacement, replacement is usually the better long-term choice. Also consider replacement if your boiler is over 15 years old, has failed more than once in a heating season, or your heating bills keep rising. Modern condensing boilers are rated at 95 percent AFUE or higher, compared with roughly 70 to 80 percent for many older units. We provide both a repair quote and a replacement quote in writing so you can compare.
Do you offer emergency boiler repair?
Yes. Our emergency line is answered 24/7, including nights, weekends and statutory holidays, with arrival depending on technician availability, traffic and service area. Any applicable after-hours premium is quoted before work begins. Our trucks are stocked with common parts, so many common repairs can be completed on the first visit when the part is available. Call (604) 281-4790.
Which boiler brands do you install and repair?
Vanheat Services’ certified, professional and bonded gas technicians install, repair and maintain most major boiler brands across condensing, combi, conventional cast iron, electric and oil-fired systems. If you are not sure whether we service your brand, call (604) 281-4790 and we will confirm before booking.
What is included in a boiler service visit?
A boiler service covers combustion analysis, gas connection leak testing, a burner and ignition check, water loop and pressure inspection, expansion tank and pressure relief valve checks, and circulator pump and zone valve testing. A complete annual service typically takes about 60 to 90 minutes for most residential boilers.
Do you install and repair boilers in strata, high-rise and commercial buildings?
Yes, for boilers up to 400,000 BTU/h input, including combination boilers that supply both floor heating and hot water. Vanheat Services installs, repairs, services and replaces boilers in homes, strata properties, high-rise buildings and commercial buildings, including retail stores, across Metro Vancouver. Larger central boiler plants are outside our scope. We work with strata councils and property managers on access, scheduling and authorization requirements, and provide the documentation managers typically need.
Is a boiler or a heat pump better for a Vancouver home?
It depends on your existing system and goals. If your home already has hydronic radiators or in-floor heat, a new high-efficiency boiler keeps that heat distribution in place. If you want to electrify, a cold-climate heat pump is often a strong fit for Metro Vancouver’s mild winters, and heat pump rebate programs may apply. Heat pump installations are available for high-rise and strata buildings. Our furnace vs heat pump in BC comparison walks through the trade-offs.
