Watch For These
Six Signs Your Boiler Needs Repair in North Vancouver
These warning signs mean your boiler needs a professional inspection. Catching problems early keeps the repair in the lower cost range and prevents a mid-winter breakdown on the North Shore.
No heat or hot water
The most urgent boiler fault. It can point to a failed diverter valve, a seized pump, a faulty thermostat or an ignition problem. Call (604) 281-4790 to book a diagnostic visit.
Banging, kettling or whistling
Unusual noise, especially kettling (a rumbling, boiling sound), is caused by sludge or scale on the heat exchanger. Left untreated it leads to premature boiler failure and higher gas bills.
Boiler keeps losing pressure
A boiler that repeatedly drops below 12 psi indicates a leak somewhere in the system, a faulty pressure relief valve, or a failing expansion vessel. This needs a licensed gas contractor to diagnose safely.
Visible leaks around the boiler
Water pooling under the unit or dripping from the casing is a serious fault, usually a corroded heat exchanger, a failing pump seal, or loose pipework joints. Leaks need prompt attention.
Pilot light keeps going out
A pilot light that repeatedly extinguishes usually means a faulty thermocouple, a blocked pilot jet, or a gas supply issue. This is both a comfort and a safety concern and needs a licensed gas contractor.
Unusually high gas bills
A jump in your FortisBC bill without a change in usage often means the boiler is running longer cycles because of sludge buildup, a failing component, or a combustion problem. Annual servicing catches this early.
Boiler symptoms at a glance: likely cause and typical fix
| Boiler symptom | Most likely cause | Typical fix |
|---|---|---|
| No heat or hot water | Failed diverter valve, seized pump, faulty thermostat or ignition fault | Diagnostic visit determines the repair |
| Kettling or banging | Magnetite sludge on the heat exchanger (rarely limescale; Metro Vancouver’s water is soft) | System flush, corrosion inhibitor, magnetic filter |
| Keeps losing pressure | System leak, passing pressure relief valve, or discharged expansion vessel | Diagnosis, then repair, valve service, or vessel recharge or replacement |
| Water leaking from unit | Corroded heat exchanger, failing pump seal, or loose pipework joints | Repair, or a replacement quote if the heat exchanger has failed |
| Pilot light won’t stay lit | Faulty thermocouple, blocked pilot jet, or gas supply issue | Component replacement after inspection by a licensed gas contractor |
| Unusually high gas bills | Sludge buildup, a failing component, or a combustion problem causing longer cycles | Annual service with combustion analysis |
Causes shown are the most common patterns in our North Shore service work; a technician confirms the actual fault on site before quoting any repair.

Local Conditions
What Makes Boiler Repair in North Vancouver Different
North Vancouver’s housing stock and climate produce a distinct set of boiler faults. After servicing North Shore systems since 2008, these are the patterns our technicians see repeatedly.
Older hydronic systems in the established neighbourhoods
Large parts of Upper Lonsdale, Lynn Valley and Edgemont were built before 1980, and many of those homes still run their original hydronic layout: a cast iron or early condensing boiler feeding baseboard radiators or in-floor loops. These systems are often perfectly serviceable, but the boiler is frequently the newest component attached to fifty-year-old pipework, zone valves and circulator pumps. When the complaint is “one room never gets warm,” the fault is usually a seized zone valve or an air-locked loop rather than the boiler itself.
Sludge, not limescale, is the usual culprit here
This is where generic boiler advice misleads North Shore homeowners. Most online guidance blames kettling on limescale, which is a hard-water problem. Metro Vancouver’s water supply is notably soft. Treated-water hardness readings in Metro Vancouver’s own water quality reporting sit around 20 to 25 mg/L as calcium carbonate, a fraction of the roughly 60 mg/L mark where water even begins to count as moderately hard, so scale is rarely the issue locally. What we actually find fouling heat exchangers is magnetite sludge, the black iron oxide that accumulates in older steel and cast iron systems. The fix is different too: a system flush, a fresh corrosion inhibitor, and in most cases a magnetic filter to catch it going forward.
Coastal damp and corrosion
The North Shore’s marine air and high annual rainfall are hard on flue components, condensate lines and boiler casings, particularly in Deep Cove, Lower Lonsdale and other waterfront-adjacent areas. Corrosion on venting shows up here noticeably earlier than in drier parts of the province, which is a safety concern rather than a cosmetic one, and it is one of the specific things we look at during an annual service.
Slope, multi-level homes and uneven heat
North Vancouver’s terrain means a great many homes are built into a grade, with three or four levels and a basement or ground-level suite. That layout creates real balancing problems: upper floors overheat while the lowest level never quite warms up. Adding a suite to an older home compounds it, because the original boiler was sized for a smaller hot water demand. Rebalancing zones, or adding a zone, usually solves this without touching the boiler.
Strata and townhouse systems
The North Shore has a high proportion of townhouse and strata complexes, some with individual unit boilers and some on shared plant. Strata work carries its own requirements around access, scheduling, and who authorises the repair. Vanheat Services works with both strata councils and individual owners, and can provide the documentation property managers typically need for their records.
If any of this describes your home, call (604) 281-4790 and we will confirm the likely cause before dispatching.
Rebates
Boiler Rebates in North Vancouver (2026)
As of 2026 there is no rebate program in BC for replacing a gas boiler with a new gas boiler. Earlier FortisBC boiler and combi boiler offers are no longer available, and the federal Greener Homes Loan closed in October 2025. Current rebate programs focus on switching to electric heat pump systems: if you are considering replacing your boiler with a heat pump or hybrid system, CleanBC and BC Hydro programs may apply depending on household income, existing heating fuel and program cycle. A FortisBC servicing rebate may still apply to professional servicing of qualifying gas appliances. As a FortisBC Trade Ally Network member, Vanheat Services helps you confirm with the program exactly what your project qualifies for, if anything, before you commit. See fortisbc.com or our BC rebates page for current programs.
Rebate details updated August 31, 2026 per owner confirmation. Program status is confirmed against official sources before any commitment.

Frequently Asked
Boiler Repair North Vancouver: Common Questions
Boiler repair in North Vancouver typically costs $150 to $600 depending on the fault, the parts required and the boiler type. The $189 diagnostic fee is credited toward the repair if you proceed, and Vanheat Services provides a written quote before any work begins. Call (604) 281-4790 to book.
Key signs include no heat or hot water, banging or kettling sounds, a boiler that keeps losing pressure, visible leaks around the unit, a pilot light that will not stay lit, and unusually high gas bills. Any of these means your boiler needs a professional inspection. Call (604) 281-4790 to book a diagnostic visit.
Yes. Vanheat Services provides 24/7 emergency boiler repair across the North Shore including nights, weekends and statutory holidays. Call (604) 281-4790 any time for dispatch, and we confirm the arrival window and any applicable after-hours premium when you book. See our emergency boiler repair service.
Most residential boilers last around 15 to 20 years with regular annual servicing, and well-maintained cast iron systems can run longer. A boiler that has not been maintained may fail considerably earlier. Annual servicing extends lifespan and lets you plan replacement on your own schedule rather than during a winter breakdown.
Yes. Vanheat Services installs most major combi boiler brands. A combi unit provides space heating and instant hot water without a separate hot water tank, freeing the space the tank occupied. Visit our combi boiler page, or call (604) 281-4790 for a free installation quote.
Yes. Gas boiler replacements in BC require a gas permit and are subject to Technical Safety BC inspection, and the work must be performed by a licensed gas contractor. Vanheat Services’ certified, professional and bonded gas technicians handle the permit process as part of your installation.
A healthy system usually sits around 12 to 18 psi when cold. A boiler that repeatedly drops below that has one of three problems: a leak somewhere in the pipework, radiators or boiler itself; a pressure relief valve that is passing water; or an expansion vessel that has lost its charge. Topping the system up again and again masks the fault and introduces fresh oxygenated water, which accelerates corrosion inside the system. If you are refilling more than once or twice a year, have it diagnosed.
Kettling is the rumbling, boiling-kettle sound made when water overheats in restricted sections of the heat exchanger. Most online guidance blames limescale, but Metro Vancouver’s water is soft, so scale is rarely the cause locally. On the North Shore the usual culprit is magnetite sludge, a black iron oxide that builds up in older steel and cast iron systems. The fix is a system flush, fresh corrosion inhibitor, and usually a magnetic filter to stop it returning.
Switch the boiler off at its isolation switch, close the water supply to the unit if you can reach the valve safely, and put a container under the drip to limit damage. Do not keep repressurising a leaking system. Then call a licensed gas contractor. Leaks commonly come from a corroded heat exchanger, a failing pump seal or loose pipework joints, and the cause determines whether this is a modest repair or a sign the boiler is near end of life.
The common guide is the 50 percent rule: if a major repair quote exceeds roughly half the cost of replacement and the boiler is past 12 to 15 years old, replacement usually delivers better long-term value. Frequent repairs across two or more seasons point the same way. Vanheat Services provides both a repair quote and a replacement quote in writing so you can compare them, rather than being pushed toward one option.
Locate two things before you ever need them: the electrical isolation switch, usually a labelled switch on the wall near the unit, and the gas shutoff valve on the supply pipe to the boiler. Turning off the electrical switch stops the boiler firing. If you smell gas, do not touch any switches at all. Leave the building, call 911 from outside, and contact FortisBC at 1-800-663-9911.
As of 2026 there is no rebate program in BC for replacing a gas boiler with a new gas boiler, and earlier FortisBC boiler and combi boiler offers are no longer available. The federal Greener Homes Loan closed in October 2025. Current programs focus on switching to electric heat pump systems: if you are considering replacing your boiler with a heat pump or hybrid system, CleanBC and BC Hydro programs may apply depending on household income, existing heating fuel and program cycle.
