Boiler Kettling in Metro Vancouver: It’s Usually Not Limescale

Here’s something most boiler guides get wrong for our region. Kettling, a rumbling like a boiling kettle, means the heat exchanger is overheating water around a restriction, and in many hard-water regions the culprit is limescale. But Metro Vancouver’s water is soft, roughly 20 to 25 mg/L hardness, far too soft to form significant scale. When a boiler kettles here, the cause is more often magnetite sludge: black iron oxide from slow corrosion inside radiators and steel pipework that circulates through the system and settles in the heat exchanger, especially in older hydronic systems. The fix is different too: descaling chemicals aimed at limescale do little, while a system power flush followed by a magnetic filter and corrosion inhibitor clears the sludge and keeps it from returning. It’s also why a boiler that frequently loses pressure needs diagnosis rather than repeated topping up: every top-up brings in fresh oxygenated water that accelerates the corrosion feeding the sludge.
